Following
the recent G8 meeting in Germany, and their comments about the continuing need
to address the world’s problem of global warming, it is with great fanfare that
a home has been released onto the market place having been conceived as a zero
rating building. Interestingly too, the property is in Turkey.
“We are
delighted to be offering such an exceptional property”, says Robert Nixon,
Operations Director of developers, Nirvana International. “This rating has been
achieved largely by the incorporation of ancient passive design devices
developed over thousands of years of construction. This gives rise not only to
energy efficiency but also a distinctive architectural character.”
Design techniques include –
Thermal mass – Stone clad concrete used as main structural material which
moderates extremes of temperature.
Earth Sheltering – Architectural design follows the natural topography of
the land which minimises energy requirements during construction and allows
“earth Sheltering” as a device for climatic control.
Courtyards – These provide a protected environment moderating extreme
conditions for winter and summer. Also allow good natural lighting and cross
ventilation to all rooms.
Zoned living – The villa provides alternative areas for living in the
various seasons. In summer one can utilise the more shady side. A winter living
area is on the South side and designed to maximise natural solar gain through
large glazed openings. Open fireplaces are incorporate in both living spaces.
Passive stack cooling – The towers allow for the passive stack cooling
effect. Vented at the top, warm air flows up and out drawing cooler air through
adjoining spaces at low level
Evaporative cooling – The gravity fed water features are not only
decorative but provide useful evaporative cooling close to perimeter of
building.
Roof construction – Roofs to be of double layer vented construction to
prevent excessive build up of heat.
Shading - External decorative sliding fretwork screens to all large
openings offer shading.
Landscaping – Extensive landscaping around perimeter of building to
prevent build up of heat in the summer.
Villa Caesar is however not just about zero carbon emissions it is about lavish
luxury. The home provides extensive and sumptuous modern living accommodation;
it incorporates a modern lifestyle approach yet interacts with nature,
responding directly it its setting and maximising views and the sun path.
Specifications
include, remote video entry system, remote and pre set lighting facilities,
control blinds, curtains etc, digital audio system throughout, radio controlled
switches to bathrooms for full control from various points within the room plus
many other exciting innovations. The property is enhanced with numerous streams
and water features which are gravity fed. Clever lighting will draw the eye to
the beautiful windmill that is part of the eco approach of the property together
with submerged pool lighting and a dancing glow of orange light in the “fire
pit”.

Inside the home floors are dark timber, natural stone or printed polished
concrete the various surfaces defining the different areas. Internal doors are
solid timber. There are two lounge areas which benefit from open fireplaces,
large openings onto courtyards and high vaulted ceilings. There is a state of
the art home cinema system, a private library and a galleried observatory in the
domed tower.
The kitchen is beautifully appointed and includes solid timber cabinets crafted
from Turkish walnut enhanced by stainless steel appliances provided by high
quality supplies such as Gaggenau. The dining area is spectacular; inspired by
interior shady patios of traditional Turkish architecture, sliding folding doors
fold away in the arched openings revealing the waters edge of the pool and a
timber bridge that entices one over to the pool house and sauna. Bathrooms and
bedrooms continue this approach of superb, high quality living in an
environmentally friendly environment.
Villa Caesar is part of the developing Augustus Resort master plan. The property
will be near to the planned Country Club and leisure spa, shops, restaurants and
bars.
Surrounding this development on three sides are extensive protected forests.
Sports include riding, cycling, river water rafting, sea sailing, skiing, golf
at nearby Belek and shopping at Side and Antalya.
The property is around 30 minutes from Antalya airport. Price £795,000 “The
British have been buying abroad for many years often choosing well-known
destinations such as Spain, France and Italy but in recent years there has been
a noticeable surge in emerging countries where values seem extremely
competitive”, says Steve Emmett, Chairman of FOPDAC (Federation of Overseas
Property Developers, Agents and Consultants).
“The Federation was formed over 30 years ago when investment in homes abroad was
in its infancy. Throughout the years we have strived to support the industry and
the buying public – vetting and policing our members in an effort to create a
safer marketplace. It is heartening to see Turkey, a country relatively new to
the overseas market place, approaching the environmental issue with such vigour”
