CMC Capital Launch 5th Syndicate 

 

                       

CMC Capital evolved from the property investment activities of Crowley & McCarthy Chartered Accountants, with offices in Clonakilty and Cork.  CMC 5, their latest syndicate, will once again focus on German commercial property, especially the retail and office sectors. Our objective is to raise Euro 20m in equity. On that basis, the investment will result in a geared property portfolio with a value of c.€100m. To provide exposure to the differing economic regions in Germany, and to diversify risk, the monies will be spread over 4 or more properties around Germany. Each property will be financed on a non-recourse basis. We have excellent relationships with German and European banks. The target initial blended rental yield is 6.5%, and target properties will be pre-let on strong covenants, with good prospects for rental growth and yield compression. The minimum investment amount is €100,000. The investment duration will be 7 years, and there is an option to receive an annual income of 5% per annum during the investment term. There is a tax efficient structure, and pension investments or pension transfers are possible.

With over €400m of property under management, CMC Capital has been active in Germany since late 2004. CMC Capital has a demonstrated track record in sourcing and structuring top quality property investments in Germany. For example, we recently purchased the A10 shopping centre in Berlin, Germany's busiest shopping centre, and the second largest in floor area. We have a number of other high profile property deals in the pipeline. The prospects for German commercial property are very good, as the economy continues to strengthen after some years of underperformance. Indeed, the economic resurgence in Germany has been one of the key drivers of the decisions by
the ECB to increase interest rates in recent months. Investing in the German market offers Irish investors a hedge against being over-exposed to the Irish property market.
